Building Pathology

Building Pathology RICS
Building pathology is the systematic investigation of building defects, deterioration and failures. It looks beyond the visible symptoms to consider how a building’s construction, materials, environment, use and maintenance may be contributing to the problem.

BHP provides independent building pathology and defect investigation services for residential and commercial properties throughout Jersey.

What does a building pathology investigation provide?

An RICS Chartered Building Surveyor will investigate the reported defect and the surrounding building fabric. Depending on the nature of the problem, this may include:

  • Reviewing the building’s construction and available records
  • Inspecting visible defects and patterns of deterioration
  • Considering possible sources of moisture or water ingress
  • Assessing cracking, movement and material failure
  • Taking moisture readings where appropriate
  • Identifying potentially contributory design or maintenance issues
  • Recommending further testing, opening-up or specialist advice
Our report will explain the observations made, the likely cause or causes of the defect and any limitations affecting the investigation. We will then provide proportionate recommendations for further investigation, repair or ongoing monitoring.

What is not included?

The initial inspection is normally visual and non-destructive. Concealed construction cannot be fully assessed unless opening-up works are separately agreed. Laboratory testing, structural engineering advice, drainage surveys and specialist services may also be required in some circumstances.

No investigation can guarantee that every concealed defect will be identified. However, a structured building pathology assessment can reduce uncertainty and help ensure that repairs address the underlying cause rather than only treating the visible symptoms.
