RICS Level 2 Home Buyer Surveys in Jersey

The RICS Home Survey – Level 2, previously known as a HomeBuyer Report, provides more information than a Level 1 survey. It is suitable for conventional houses, flats and bungalows built using common materials and in reasonable condition.
A complex property (listed, or a new build) is likely to require a level 3 survey and we can advise you of the most appropriate service for the property in question.

What does a Level 2 survey provide?
A Jersey Chartered Building Surveyor undertakes a visual, non-invasive inspection of the accessible parts of the property. The report describes its construction and condition and identifies:
- Serious or urgent defects
- Repairs and maintenance that may be required
- Risks affecting the property or its occupants
- Potential legal matters for your conveyancer
Condition ratings show the relative importance of reported defects.
Level 2 also includes more extensive inspection of accessible roof spaces and drainage chambers, where safe and reasonable, together with advice on visible defects, repairs and ongoing maintenance.

Is it suitable for your property?
A Level 2 survey may be appropriate where a buyer requires more than a basic condition overview. It helps explain visible defects, anticipated maintenance and potential repair liabilities before purchase.
Older, listed, substantially altered, unusually constructed or poorly maintained buildings may require a Level 3 survey. This may include traditional granite properties in Jersey or homes affected by significant cracking, dampness or deterioration. BHP will consider the property before recommending a survey level.

What is not included?
The survey does not test services, open up the building fabric, lift fixed floor coverings or move heavy furniture. It does not include detailed diagnosis of hidden defects, repair specifications or estimated repair costs. A market valuation and insurance reinstatement assessment are not included unless separately agreed. Concealed or inaccessible defects may therefore remain unidentified.
