Planned Preventative Maintenance Surveys (PPM)

Planned Preventative Maintenance Survey
A Planned Preventative Maintenance survey provides a structured strategy for maintaining a building and forecasting future expenditure. BHP prepares PPM surveys and maintenance schedules for commercial, residential and institutional properties throughout Jersey.

What does a PPM survey provide?

An RICS Chartered Building Surveyor undertakes a visual inspection of the accessible building fabric, finishes, external areas and visible services. The resulting schedule may identify:

  • The construction and present condition of principal elements
  • Recommended repairs and replacement works
  • Priorities and suggested timescales
  • Anticipated remaining service lives
  • Budget cost allowances
  • Matters requiring specialist investigation
  • Apparent health and safety concerns
  • Routine and cyclical maintenance requirements
The findings are commonly arranged over an agreed period, such as five, ten or twenty years. This provides property owners and managers with a year-by-year framework for budgeting, procurement and maintenance planning.

When is a PPM survey useful?

PPM surveys can support the management of offices, apartment buildings, schools, hotels, industrial premises, retail property and larger residential estates. They are particularly valuable where maintenance has historically been reactive or where several buildings compete for a limited annual budget.

A structured programme can help prioritise expenditure, reduce the risk of avoidable deterioration and provide greater certainty when planning future capital works.

What is not included?

A PPM survey is generally visual and non-destructive. Concealed construction and inaccessible areas cannot be fully assessed, and services are not ordinarily tested. Specialist mechanical, electrical, structural, fire, asbestos or drainage investigations may be recommended.

Budget allowances are forecasts rather than contractor quotations. Timing and costs may change because of inflation, deterioration, access requirements or unforeseen work. The schedule should therefore be reviewed and updated periodically.
