RICS Level 1 Condition Report

The RICS Home Survey – Level 1, previously known as a Condition Report, is the most concise RICS home survey. It is intended for conventional houses, flats and bungalows built using common materials and appearing to be in very good condition.
As chartered building surveyors in jersey we understand the complexities of local issues alongside building construction and we can advise you when this survey is appropriate.

What does a Level 1 survey provide?
A Chartered Building Surveyor undertakes a visual, non-invasive inspection of the accessible parts of the property. The report describes its general condition and uses clear condition ratings to show whether each element:
- Appears to require no current repair
- Requires repair or replacement, but is not considered serious or urgent
- Has a serious or urgent defect requiring action
- Could not be inspected
Is it suitable for your property?
A Level 1 survey may be appropriate for a modern, conventionally constructed property that is straightforward in form and generally well maintained. It is less likely to suit older, altered, unusual or poorly maintained buildings, including many traditional granite properties in Jersey.
Where cracking, dampness, significant deterioration or complex alterations are evident, a Level 2 or Level 3 survey is likely to provide more useful advice. BHP will consider the property’s age, construction and apparent condition before recommending a survey level.

What is not included?
A Level 1 survey does not provide detailed diagnosis, repair specifications, maintenance advice or estimated repair costs. It does not include testing services, opening up the building fabric, a market valuation or an insurance reinstatement assessment unless separately agreed. Concealed or inaccessible defects may therefore remain unidentified.
