RICS Level 3 Building Survey

RICS Level 3 Building Survey

The RICS Home Survey Level 3, previously known as a Building Survey, is the most comprehensive RICS home survey. It provides a detailed assessment of a property’s construction, condition, defects and repair requirements.

What does a Level 3 survey provide?

A Chartered Building Surveyor undertakes a thorough, non-invasive inspection of the accessible parts of the property and follows the trail of suspected defects further than at Levels 1 and 2. The report provides:

  • A detailed description of the construction and materials
  • Advice on defects and their probable causes
  • Appropriate repair options
  • The consequences of leaving defects unresolved
  • Priorities and likely timescales for necessary work
  • Future maintenance guidance
  • Recommended investigations and matters for your conveyancer

Is it suitable for your property?

A Level 3 survey is generally recommended for older, historic, listed, substantially altered, unusually constructed or poorly maintained properties.

However, if the property is new and very complicated (with lots of complex architectural detailing) then this may also be an appropriate survey - many new builds are more problematic than older properties.

It is also appropriate where significant cracking, dampness, movement or deterioration is suspected, or where major renovation works are planned.

This is particularly relevant to traditional Jersey properties, including granite buildings, conversions and homes incorporating several periods of construction.

What is not included?

The survey remains primarily visual and non-destructive. The surveyor does not ordinarily open up concealed construction, lift fixed floor coverings or test electrical, plumbing, heating or drainage installations. Specialist investigations may be recommended where concerns cannot be resolved visually.

Estimated repair costs, a market valuation and an insurance reinstatement assessment are not included unless separately agreed. Inspection limitations and inaccessible areas will be identified.

Read the RICS guide to home surveys for further information about the available survey levels and what each includes.
