Commercial Building Surveys in Jersey

A commercial building survey provides an independent assessment of a property’s construction, condition and likely repair liabilities. BHP undertakes commercial building surveys throughout Jersey for purchasers, tenants, investors, landlords and property managers.
What does a commercial building survey provide?
An RICS Chartered Building Surveyor undertakes a visual, non-invasive inspection of the accessible parts of the property. The scope is tailored to the building, transaction and client’s intended use, but may include:
- The building’s construction, materials and general condition
- Significant defects and their likely implications
- Anticipated repairs, maintenance and capital expenditure
- The approximate remaining life of principal building elements
- Potential health and safety or statutory compliance concerns
- Alterations, tenant fit-outs and potential reinstatement liabilities
- Matters requiring specialist investigation
- Review of relevant documents made available for review
The findings are presented in a clear report, with significant risks and recommended actions prioritised to support informed commercial decisions.
When is a commercial building survey required?
A survey can be beneficial before purchasing, leasing, developing or investing in offices, shops, warehouses, industrial buildings, hotels and other commercial property. It can help clients understand future expenditure, negotiate transaction terms and avoid acquiring unexpected repair liabilities.
The extent of reporting will depend on the property’s size, age, construction, occupation and complexity.

What is not included?
The inspection is generally visual and non-destructive. Concealed construction cannot be assessed, and building services are not ordinarily tested. Specialist asbestos, fire, structural, environmental or mechanical and electrical investigations may be recommended.
Detailed repair costs, measured surveys, legal advice and confirmation of statutory compliance are not included unless specifically agreed. Access restrictions and other inspection limitations will be clearly identified.
